Legal Advisory

Khata and EC checker

A first check of what your khata (BBMP or Panchayat) and encumbrance certificate usually mean for a home loan and a safe purchase.

1. Where is the property?

Answer the questions to see what your documents usually mean for a loan and a safe purchase.

A general first check based on common practice, not a legal opinion. Rules change and every lender has its own policy. A lawyer must read your actual documents before you pay.

Why these two records matter

A khata is the local body's record of a property for tax. It does not prove ownership, but it often decides whether a lender will fund the property and whether you can get plan approval.

An encumbrance certificate (EC) lists registered dealings on a property over a period, including mortgages. Pull your own from Kaveri Online rather than relying on a seller's copy.

Questions people ask

Does an e-Khata fix a B Khata?

No. An e-Khata is a digital record of the existing status. It does not regularise a property.

What is the difference between Form 15 and Form 16?

Form 15 lists registered transactions in the period you asked for. Form 16 says none were found.

Does a clean EC mean the title is clean?

No. An EC shows only registered dealings. A lawyer still has to read the title chain and approvals.
